Shraddha Kapoor Leases Mumbai Flat for Rs 2.5 Lakh Rent

Bollywood actor Shraddha Kapoor and her father, veteran film actor Shakti Kapoor, have leased out their south Mumbai home. The property was rented to Akshat Khetan for an initial monthly sum of Rs 2.5 lakh. The agreement was verified through registered leave and licence documents obtained by property analytics platform CRE Matrix.

The leased flat measures nearly 1,050 square feet. It is located on the third floor of Piramal Mahalaxmi South Tower in Mahalaxmi East. According to official registration records, the deal was completed on June 26, 2026.

The 36-month tenancy officially starts on July 1, 2026, and stays active until June 30, 2029.

The registered contract sets out a clear step-up payment plan across the three-year duration. The rent starts at Rs 2.5 lakh per month for the first 12 months. An annual escalation clause adds a five percent increase for each following year.

During the second year, the monthly rent climbs to Rs 2.625 lakh. In the third year, the payout rises again to roughly Rs 2.756 lakh each month. Over the complete 36-month span, the total rent collected will reach about Rs 94.58 lakh.

Tenant Akshat Khetan also paid an interest-free refundable security deposit of Rs 7.5 lakh. In addition, the contract includes a strict 12-month lock-in period. During this opening year, neither the owners nor the tenant can end the lease without facing legal penalties.

The apartment comes fully furnished with several household amenities. Furnishings include a dining table, chairs, a sofa, and spacious cupboards. The property is also fitted with four air conditioners, a refrigerator, a washing machine, and a water purifier.

The kitchen includes a gas stove, a hob, and an exhaust chimney.

The tower stands along G B Sakpal Marg and San Guruji Marg. Representatives for the actors could not be reached for comment on the deal.

This latest lease follows an earlier high-value real estate purchase by the family in the same residential tower. In January 2025, Shakti Kapoor and Shraddha Kapoor jointly acquired a 1,042.73 square foot flat in the building. That purchase was officially registered on January 13, 2025, for a sum of Rs 6.24 crore.

The new lease expands their documented real estate presence in Mumbai’s Mahalaxmi neighborhood.
