Brookfield Buys 8 ESR India Logistics Parks for $450 Million

based real estate firm Brookfield is making its foray into the local industrial and logistics market with a $450 million (Rs 4,300 crore) purchase of eight warehousing parks from ESR India. Expanding its footprint beyond the country's office and hospitality spaces. Capital will also be deployed towards future development of the portfolio, Brookfield said in a statement on Wednesday.
Spanning over 400 acres, ESR's sprawling portfolio encompasses some of India's most significant urban hubs. This includes Mumbai, Pune, Delhi-NCR, Chennai, and Kolkata, where it has secured access to high-priority consumption and logistics hubs. The majority of the space, accounting for nearly 98%, is currently leased to a diverse range of logistics and industrial tenants.

ESR will oversee the properties in the near term. The Indian industrial and warehousing market witnessed a notable surge in leasing volumes. With Knight Frank reporting a 15% year-over-year increase to 36.8 million square feet in the first half of 2026.
India's industrial and warehousing sector has seen a sustained uptick in demand, fueled by the expansion of manufacturing and third-party logistics operations. The recent completion of the Western Dedicated Freight Corridor in March has further accelerated this trend. With Knight Frank noting the sector's growth.

Notably, a significant deal was struck last November, as Canada Pension Plan Investment Board and local developer IndoSpace jointly acquired six industrial and logistics parks worth over $300 million through their partnership.
Brookfield will continue to manage the properties in the near term, with plans to deploy capital towards future development of the portfolio. The acquisition is part of Brookfield's strategy to expand its presence in the Indian market. This has seen significant growth in recent years.
